The farm is a coffee and orange farm located on a 14 manzanas (10 hectares) property and boarded by two rivers and a beautiful waterfall. The area of the coffee production is about 9 hectares. We have around 2500 orange trees producing oranges 11 months a year. The production is sold to one client sole and the sales price vary according to the time of the year. The coffee production is sold to one manufacturer, VOLCAFE. Being in Canada now since a year and a half, we gave the coffee production at contract. The farm is run with one employee who is the guard (with his wife), the gardener and take care of the oranges. The farm is fully equipped and the equipment is included in the sale price. This includes also the truck (Toyota), the three irrigation systems (one for the oranges, one for the coffee and one for the gardens), and the pumps. The farm includes three houses, (the guardian house, the guests house and the principal house ), the bodega, the well and the compost tank.

The area of the principal house is 337,7 m2. The principal house has three bedrooms, one office, kitchen, living-room/dinning room, entrance, 2 1/2 bathrooms and a laundry room. The guest house (78,5 m2) has two bedrooms, living-room, dining-room, kitchen, bathroom and is fully equipped too. There is a swimming pool (the swimming pool is divided in two parts, one for the adult of 10x6 (60 square meter) and a small part for the young kids of 3.5 x 3 (10.5 square meters) with a rancho of 42,25 square meters that is completely equipped. The filtration system for the pool is a system without chlorine ans also a solar system is installed to heat the water of the pool. The farm has also a complete road system entirely paved (1 050 m. ) The farm comes with two Direct TV satellites dishes, property of the farm and two telephone lines.} The water system is provided to the three houses and to the irrigation systems by two pumps of a large capacity and a water located on the property. The guest house, the rancho and the principal house are equipped with gas water heater systems. The sale will include at the option of the buyer, all the furniture and appliances, TV, sound systems of the house and the rancho including the wine cellar of a 250 bottles capacity in the office.
