This property extends from the top of El Guarco Mountain to the lush tropical Navarro River valley floor. It overlooks one of the fastest growing urban areas in all of Costa Rica. Some of the most unbelievably beautiful 360 degree views exist on this property. Immediately accessible from the Pan American Highway the property is only 10 minutes from the second largest city in Costa Rica, Cartago. It is 25 minutes from the capital of Costa Rica, San Jose and one hour from Juan Santa Maria International Airport. Climate:
The property has ideal temperatures, always just right. Never too hot! Never too cold! The property is located in an area that is known as the Switzerland of Central America with a perpetual spring-like climate. During the dry season between October and March temperatures range from a high of 84 degrees during the day to a low of 72 degrees at higher altitudes at night. During the wet season between April and September temperatures range from a high of 80 degrees to a night time low of 68 degrees. An even distribution of rain and sun keeps the vegetation green and lush all year long. It is never too hot or too cold. Many micro-climates exist on the property supporting ideal sub alpine temperatures for timber, flowers and vegetables at the higher elevations while tropical temperatures at lower elevations stimulate fruit and lush ornamental crops. Temperatures vary little between seasons with the main influence on temperature being altitude. During the wet season rain occurs mostly in the late afternoon. Early mornings are fresh with cloud dusting lasting from 1 to 2 hours leaving sunshine and clear skies into the evening. This area is never hot or humid as in costal regions due to the temperate climate year long. Abundant lush flora, orchids, flowers, ornamental shrubs and ferns thrive in this area. For those who prefer a moderate climate to the heat and humidity of the coastal areas this property is ideally located with moderate temperatures. Shirt sleeves during the day and maybe a light sweater in the evenings with invigorating fresh air free of pollution.

Infrastructure
We have roads! We have fences! We have electricity! We have telephone access! Easy access on excellent gravel and asphalt roads. The existing infrastructure will save you many, many thousands of dollars. Electricity, water and over one mile of new road with drainage and culverts are already present on the property. You will save many hours and thousands and thousands of dollars with the existing infrastructure in place. You will have avoided all the headaches, time, delays, non-performance and stress that goes along with acquiring such infrastructure. I can’t emphasize enough how important it is that electricity is already on the property. Have you ever heard the expression “Water, water, water everywhere, but not a drop to drink.”? This can happen in Costa Rica during the dry season. But not on this property. Access to this property is via the Pan American Highway nine Kilometers directly south of the city of Cartago. Upon leaving the highway the property is boarded by two well maintained public roads. One public road traverses the entire upper portion of the property forming the upper property boundary and the other public road leads along the west side of the property creating part of the property boundaries on that side. Both roads provide excellent access to the property. There are two entrances to the property from the public roads.

Accessibility
Directly accessible from the Pan American Highway. JUST FOLLOW THE HIGHWAY. You won’t even have to get your shoes dirty. No need for a four wheel drive vehicle, a set of chains and a winch. In a country where accessibility to large tracts of undeveloped land can be a major challenge in logistics, time, construction, patience and money, this property is within minutes of major metropolitan centers. It is only nine Kilometers south of the city of Cartago just off of the newly improved and resurfaced Pan American Highway. Driving time to Cartago is approximately ten minutes. Driving time to San Jose, the countries largest metropolitan area via the Pan American Highway and connecting San Jose – Cartago Expressway, is twenty five minutes. Local residents living in the region surrounding the property commute daily to work in both Cartago and San Jose. Public transportation serves the property with a bus stop located just two blocks from the property.
