This beachfront land is located in the Maritime Zone of the Pacific Ocean at Playa Carmen in Costa Rica, at the district of Cobano, County of Puntarenas in the Province of Puntarenas. About the area:
Playa Camen is located in the south of the Nicoya Peninsula in North of the Puntarenas province. This beach is renowned worldwide for some of the best surfing in the entire country. Private and secluded, Playa Carmen lies on the central Pacific coast of Costa Rica, and is roughly 150 km west of the capital city San Jose. This is a place of beautiful beaches full of multicolored seashells, coconut and palm trees, a great variety of birds, and is ideal for surf lovers, for people appreciating the beauty of a peaceful, quiet sunset. Situated north of the very popular Playa Mal Pais. Some 12 km south-east of Cobano, the fastest way to get to here is to take a ferry from Paquera. You can also get here by catching a domestic flight from the Juan Santa Maria International Airport to Tambor, which is a 25-minute flight. From here, you can take a bus or taxi to the area, which is less than an hour’s drive away. Close to Cabo Blanco National Park. The place is surrounded by tropical forest and beautiful beaches. Fast becoming a surfing hotspot especially among international surfers, this is an ideal beach for surfers of any level. Here, swells range from moderate to strong. Besides the plenty of surfing opportunities available at the beach, there are other activities that one can enjoy as well. Horseback riding, hiking, and canopy tours are also on hand. Neighboring cities and beaches includes Cobano, Mal Pais, Montezuma, Playa Manzanillo, Hermosa, Tambor and many others.
Regulations of Real-Estate & Beach-Front properties in Costa Rica:
All individuals and private companies, local or foreign, can own land and property in Costa Rica. The most popular areas are at the Pacific side of the country shore. At 1972 the government of Costa-Rica, passed a law, which established legal parameters that regulated ownership rights within ocean front properties. These new rules encompassed all property along Costa Rica’s entire coastline. These legal parameters and decree established that:
o All the ocean front properties (the coastline), would have a public and inalienable zone, which would always remain accessible to the public and all beaches would remain public forever.
o No new development or structures would be permitted in this zone. This zone is commonly referred to as, the "50 meter inalienable zone” (measures 50 Meters inland from mean high tide).
o The law further states, that the next 150 meters inland from this 50 meter, will be a land area that can be developed, but with certain construction guidelines, ecological sensitivity, and specified zoning. This 150 meter area is referred to in legal terms as the “Zona Maritima Terrestre” ("Maritime Zone"), which is according to a zoning plan - The “Plan Regulador” ("Regulatory Plan"). Where this plan exists in the coastal property areas, construction is permitted. The Ocean / Beach-Front lots at the Project Santa-Teresa, are under the "Regulatory Plan".
