Please be aware that during November 2005 the owner restarted the concession procedure for this property. The Municipality has already performed the inspection of the property and has requested the relocation of boundaries according to the Regulatory Plan of the area.

Regulatory or Zoning Plan: The Regulatory or Zoning Plan specifies the land use authorized in the area where the property is located (commercial, residential, industrial, etc). The Regulatory Plan must be prepared by the local government or by a private firm and must be approved by ICT and INVU (government institution for housing development). This beachfront property is under the Playa Carmen Regulatory Plan, which has complied with all applicable requirements and is in good standing. According to said Regulatory Plan and to the concession contract, the uses of land authorized in the property are:

1. Hotel zone: this zone has an area of 9,147.54 square meters. The hotel zone allows the construction of hotels, cabins, restaurants, bars, sports areas, pools, souvenir shops, cafeterias, travel agencies, etc. The construction of shops, camping sites and night clubs must be approved by the Municipality.

Construction requirements:
Front Setback: 5 m, Lateral Setback: 3 m, Maximum height: 7 m, Maximum coverage: a maximum of 50% of the area is allowed to be built, Maximum density: 40 rooms per hectare.
