Description:
The Tamarindo Vistas project is approximately 79 hectares
(194 acres) of ocean view land located in the Guanacaste Region of Costa
Rica, near the booming resort town of Tamarindo. The project is divided
into three large development parcels with excellent ocean and territorial
views. Each development parcel is supplied with legal municipal water and
electricity and bordered by a road system for easy access throughout
the parcels. The development parcels have been designed to appeal to
developers or investors, who can immediately begin developing each
of these parcels into smaller home sites for sale, hold as an investment
or begin construction of homes for the increasing number of tourists
and buyers coming to the area. By creating a first class system of roads,
providing the proposed development plan, detailed topographical map
and legal municipal water for each development parcel, the Developer
of Tamarindo Vistas has removed the headaches, time delays, unknown
costs and development risk for the Buyer.
Parcel A has excellent ocean views on its approximately
24.7 hectares. Parcel A is the closest parcel to Tamarindo and is bordered
by over 750 meters of public road frontage. Parcel A ´s rolling
hills provide excellent ocean views and territorial views and provide
a high percentage of buildable land for future construction. The parcel
has a number of beautiful old trees and also a grove of Pochote trees.
The Developer of Tamarindo Vistas has constructed three private access
roads of more than 600 meters for use by the Buyer of Parcel A. These
roads highlight the natural beauty of the parcel and can be used by
the Buyer to access future home sites.
Parcel B is dominated by a series of ridges which run
across the property offering breathtaking ocean and territorial views.
This includes one of the best views of all the development parcels. The
varied topography of the land ensures that all future home sites will
be very private. The smallest parcel of the three development parcels,
it will be simple to develop into future home sites. It has stunning
views, over 450 meters of public road frontage and easy access from the
shared roads constructed by the Developer of Tamarindo Vistas.
Parcel C is the largest development parcel of the
three, but also the lowest priced on a per square meter basis. The parcel has a large
variance of terrain throughout the parcel. The ocean views stretch across
multiple ridgelines, providing views of the crashing waves on Playa Grande
and the beaches of Hacienda Pinilla. The rolling terrain in the Northern
section of the parcel provide ocean views, a forest of Teak and Molinda
trees and a beautiful stream which runs off the nearby waterfall. This
parcel will allow the Buyer to develop and sell a diverse product of
ocean and territorial view, forest and meadow setting home sites, all
with something special, whether it’s the blue of the ocean or the
green of the forest or the flowing mountain stream.
Possible development plans:
The Developer of Tamarindo Vistas has composed
a proposed plan for the development of each of the parcels. This proposed
development plan consists of home sites which are typically no smaller
than 5,000 square meters (1.25 acres). This plan uses the topography,
boundaries and road system to maximize the number of ocean view home
sites on each parcel. The proposed plan recommends the number of home
sites for each parcel and has determined if each home site is ocean view,
territorial view, or in a forest or meadow setting.
Parcel A has a large percentage of ocean views among its planned 41
home sites. The elevated terrain of the parcel allows for 16 ocean view
home sites and an equal number of elevated territorial view home sites.
The 8 home sites set among the meadow, border the over 750 meters of
public road and average 5,000 square meters each. The 1 forest setting
home site in the parcel is located in a grove of Pachote trees with some
elevated views. Parcel A has an allocation of 41 municipal water connections.
Parcel B has an abundance of ocean or territorial views on the planned
33 home sites. The multiple ridgelines that run throughout Parcel B allow
for at least 12 ocean view home sites and 12 territorial view home sites.
These sites provide stunning views of the blue ocean of Costa Rica and
the green valleys of the Tamarindo area. Parcel B has an allocation of
33 municipal water connections.
Parcel C has a large variance of terrain throughout the parcel. The
largest development parcel of the three, has 54 home sites planned. The
majority of the parcel has ocean or territorial views. The 16 ocean view
home sites have sweeping ocean views to the north towards Playa Grande
and to the south towards Hacienda Pinilla and Playa Avellanas. This parcel
has 16 elevated territorial view home sites with excellent views. Parcel
C has 16 home sites in a forest setting. These home sites are nestled
among Teak and Molinda trees and bordered by creeks. Some of the forest
home sites are 100,000 square meters (2.5 acres) or more, which provide
a private and tranquil setting. The remaining 6 home sites are set among
the meadows of the parcel. Parcel C has an allocation of 54 municipal
water connections.
Infrastructure:
All three development parcels share common roads that run throughout
the project. These roads act as the boundary between the parcels, ensuring
easy access to each parcel from all sides and creating a natural boundary
between the parcels. Each development parcel Buyer can construct private
roads off of the project's shared roads to access the future home sites
located within each parcel. All of the development parcels also share
a boundary with, and have direct access from, a public road. On each
of the parcels, the Developer of Tamarindo Vistas has constructed private
roads to access key portions of the parcel. These private roads are only
for the Buyer of that development parcel and can be used to access future
home sites within that parcel. A small portion of the road to be shared
by all parcels is constructed as an easement in perpetuity. This road
travels through land not owned by the Developer of Tamarindo Vistas.
This easement road provides one of the four direct access points from
the public road to all the parcels.
All development parcels are provided with a specific
number of guaranteed legal municipal water connections. A water line
has been constructed which runs from the town of Santa Rosa´s
municipal water system to a holding tank located on the Tamarindo Vistas
project. From this large project holding tank, water will be supplied
to all parcels via a water line which will be run to the boundary of
each of the three parcels. The Buyer of each development parcel will
then be able to extend the water line to service the needs of their
individual development. All parcels will have access to electricity
as supplied by Coopeguanacaste, the electrical company for the area.
Power will be extended from its current location so that it borders
each of the parcels. The Buyer of each development parcel will then
be able to extend the electrical lines to service the needs of their
individual development.
